One of the essential conditions to implementation of mar- ket oriented appraisal methods is to identify a compara- ble properties sample that meets comparability criteria in terms of “similarity degree”, which means that properties features are to be close one to the other, and reliability of the real estate selling prices, which could be conditioned by fortuitous cir-cumstances and present different “reliabil- ity degree”. This paper aims to define some measures to quantitatively assess properties’ comparability degree, and set up a pro- cedure able to perfect adjustment grid methods, correct- ing possi-ble anomalies and dissimilarities in the appraisal sample.
